Bayswater Porch Rebuild

We rebuilt this century old porch in the spring of 2016. The old porch was unsafe and so needed to come down. 

The client wanted a porch which would be in the same essential character as the existing porch, but deeper and without a railing, if possible. It was decided to do without the gingerbread detailing as a cost saving measure.

We changed the depth from 5' to 8' and eliminated the railing. Zoning must allow for the increased depth. Railings are not required by the building code if the porch floor is less than 24" above grade. We also added a step to bring the height of the risers to a more comfortable layer. The porch was painted a few months after we finished.
